What are the income and credit qualifications?Requirements are to make 3 times the amount of rent.

What is acceptable “proof of income” to sign a lease?Paycheck stubs, bank statements or tax returns.

What happens if I qualify for an apartment, but my roommate does not?All applicants must meet rental criteria guidelines.

Is my security deposit totally refundable?Yes, provided all final rent and utility charges are paid. Deposit refunds are subject to lease contract requirements.

If I get a job transfer, can I break the lease?Only Military.

Can I change to a month-to-month lease plan after my first year?Yes, but there will be an additional fee.

What utilities are included in my lease?No utilities included.

How long is the term of the lease?Lease terms are flexible from 6, 7, 8, 9, 10, 11 & 12 up to 14.

Am I required to have renters insurance?No. If you decide to have a satellite dish, you must have at least $100,000 Liability

Do you offer furnished apartments?No, but Furniture Leasing in Harlingen can assist you.

If something needs to be repaired in my apartment, how do I report it?All requests must be made in writing via email, or using your resident portal. You can also drop off a note to the office.

When is my rent payment due?On the 1st of each month.

What day of the month am I liable for a late charge?On the 4th of the month.

Will you accept electronic payments from my bank?Yes.

Is there a place where I can pay my rent after office hours?Yes, there is a night drop box in the back porch of the office.

There is a person who might be staying with me for a while, is that permitted by the lease?Minimum of 3 day visits are allowed. If longer we would require to run a background check.

Do you have reserved parking?Yes, Covered parking is assigned.

I have a motorcycle, where can I park it?Must be parked in the parking lot or covered parking only.

My children live with me in the summer; do I need to notify your office when they arrive?Yes.

Can I install my satellite dish at my apartment?Yes, if a patio is available.

Do you have cable services?Yes, with Time-Warner.

Does the property have a fitness center?Yes, it is open 24 hours

Does the property have a swimming pool?Yes, from 10:00am to 10:00pm.

Does the property offer on-site recycling?No.

Are gas grills permitted at your property?Yes, grilling has to be 10 feet away from any building.

Is there any additional storage space available at your property?Yes 10x10 storage for $50 a month.

Are residents permitted to paint their apartment?Yes, upon move-out must paint it back to original color.

Will you accept my delivery packages for me?We do not accept them in the office. However, we have a new package locker system that you will have access to 24 hours a day.
